Annual gas checks
We are responsible for having gas appliances certified as being in a safe working condition. To keep in repair and proper working order the installations in the dwelling for room and water heating. The inspection process has to be carried out at least once a year by law and by a Gas Safe registered tradesperson.
Pest Control and Refuse
We will deal with pests in communnal areas, which include rats, mice, wasps and cockroaches. If you know of a pest problem in the area please contact us.
For environmental reasons, it is important to get rid of rubbish in the right way. No matter where you live you should be able to recycle. If you do not have a green recyle bin there are communal bins available that you can use. For waste collection times please visit www.leeds.gov.uk/waste
Property condition surveys
Will be carried out within the first 3 1/2 years of the project. They are required to keep in good repair, the structure and exterior of the dwelling (including windows, drains, gutters and external pipes).
Servicing of lifts
Regulations require that all lifts provided for use are thoroughly
examined by a competent person at regular statutory intervals.
Fire safety installations in communal areas
Door entry systems and CCTV in communal areas
Maintaining remote controlled door-entry systems and CCTV if these services are in place, including regular visits under a planned maintenance contract.
Some items installed as part of an adaptation, such as stair and through-floor
lifts and ceiling hoists, will need regular servicing and provision made for repair
in cases of failure.
